For Sale these Condo purchases are usually based on Value, Ease of
Maintenance and Security. At any given price point
here in the Fort Lauderdale Beach Area, the condo complex
on-site amenities allow condo residents to enjoy a lifestyle
that otherwise might not be available to them.
Amenities such as fitness centers,
tennis courts, billiard rooms,
heated pools, spas, sauna rooms and
party rooms large enough for sizable gatherings. All
this wrapped up in a limited access secure environment
providing manned front doors, security cameras, keypad
entries and some even have fingerprint verifying direct
access elevators that open up right into the unit. As far as location, Fort Lauderdale Condos

come in a few different flavors, all of which have their own

located directly on the beach, directly on the Intracoastal, some even have dock space for your boat, and others can be
located anywhere in between but still only a block or two
from the beach. Within each of these condo complex
locations are units that have Direct Ocean Views, Direct
Intracoastal Views, Downtown Skyline City Views and/or Side
Views in each of these view types. In fact some
"Through Condo Units" extend all the way through the whole
building, East to West, and have all of the views in one
unit. Well, not to make things complicated but each of
these condo view types find there own price point and are
valued differently. One thing is easy to comprehend
though, the Ease of Ownership and Maintenance that a condo
unit affords appeals to just about everyone. Most
condos require little to no maintenance, with no pools to
clean and no yards to mow and are the perfect lifestyle for
those folks who have better things to do...even if it is
just sitting back and looking at the view!

Condo Location
Types
Condos can be separated into
several different location types. Each condo complex has a
different set of amenities associated with it as a result of its
primary location type. As you will see they all have their
own benefits depending on your own preferences.
Oceanfront Condos
These are Condos that
are literally on the sand. These condo complexes offer their
residents the ability to walk out of their buildings directly on
to the beach. Many of the Fort Lauderdale Oceanfront Condos also have
their outdoor amenities (Pool, BBQ, Tennis Courts...) positioned to
take advantage of the wonderful Florida Ocean views and breezes just
adding to their overall enjoyment. This is also where you
find totally unobstructed "Direct Ocean Views" if that is your
preference. Not to be outdone, however, a selection of
these units also have an almost unlimited collage of Ocean, City
and Intracoastal views available.
Intracoastal Condos
These are Condos that are literally
on the Intracoastal. Some of these condo complexes even offer
their residents Boat Docks to moor their boats. Many of
them also have their outdoor amenities (Pool Areas, Barbeques, Tennis
Areas) positioned to take advantage of the Intracoastal scenic
water views and passing boat traffic, just adding to their
overall enjoyment. This is also where you find
unbelievably entertaining "Intracoastal Views" if that is your
preference. These Intracoastal views always seem to change depending on
the current Yacht traffic and time of day. They are also
home to some of the best
nighttime city views that always seem to captivate their
audience.
Beach Area Condos
These are Condos that
are not on the Ocean or Intracoastal but still on the Barrier
Island, East of the Intracoastal. These condo complexes offer their
condo residents the
convenience of being just a short walk to the beach as well as
many restaurants and night-time activities. Some of them
also have their outdoor amenities (Pool, BBQ, Tennis Courts)
positioned on open upper decks to take advantage of the scenic
views that surround the Fort Lauderdale area. Some of these Condos are located
just across the street from the beach offering clear views of
the never-ending beach activity of people enjoying the sun.

Condo Views
Condos can be separated into
several different types of views. As you go through the
market you will see that condo units might be marketed as having views
that are not quite accurately described. Placing all of
those inaccuracies aside here are the way views should be
separated.
Direct Ocean View Condos
These are Condo views that have no
obstructions in their way. The Ocean views can be seen from the main
living areas without having to go out on the balcony and peer
over sideways to see the ocean. These are the most
expensive Condo Ocean views. The most desirable even have
an unhindered on-going shoreline view that eventually just fades
into the distance.
Ocean View Condos
These Condo views are not direct but
still exist either by standing on the balcony and looking
sideways or maybe through two buildings or some other partial
obstruction. The Ocean views are usually not visible from the main
living areas unless you stand only in a certain particular
place. This is a common view from a side unit in an
Oceanfront condo complex or a condo complex several blocks inland from the
beach.
Intracoastal View Condos
These Condo views come in a larger
variety than the two previous condo views discussed. They
might have long stretches of waterway with a strong skyline view of the
Fort Lauderdale downtown area with its tall buildings and city views. They
also might have some incredible Inlet views with all of the
daily ship traffic which might include private yachts and cruise
ships as well as other commercial marine traffic.
Garden and Pool View Condos
These Condo views are not to be outdone
and are considered by some as the best values on the market.
These particular condo units usually cost less than condo units with the
other more popular direct views while still affording its
condo residents the same amenities and conveniences the condo complex has to
offer its community. The condo complexes these units inhabit
might be on the Ocean, Intracoastal or just in the Beach Area
vicinity.
